False ceiling and POP — price, types and what to check
Gypsum, POP, PVC and grid ceilings.
A false ceiling hides beams and wiring, carries cove lights and downlights, and makes rooms feel finished. Gypsum board is faster and cleaner; POP allows hand-moulded detail.

Quality checks before you accept delivery
- Boards should be branded, edge-tapered and free of damp marks.
- Frames must be galvanised (GI), not plain mild steel.
- POP should be white, fine and fresh.
- GI channel spacing should follow the maker's system, usually 450–600 mm.
- Board thickness should be at least 12.5 mm.
- Shine a torch along the finished ceiling to reveal sags and joint lines.
Pro tips
- Allow 8–12 inches drop for ducted AC, 4–6 inches for lights only.
- Provide access panels near fans, AC units and junction boxes.
- Tape and compound every joint, with expansion joints every 10 m, to prevent cracks.
- Use moisture-resistant board in kitchens.
- Mark fan hooks and joist lines before closing the ceiling.
- Fix boards with drywall screws, not nails.
- Keep fixtures in the ceiling lightweight.
Mistakes to avoid
- Hanging the fan from the false ceiling instead of the slab hook.
- No access panel near AC indoor units.
- POP in wet areas.
- Heavy chandeliers on gypsum without a slab anchor.
- Closing ceilings before AC and electrical testing.
