Cement — price, types and what to check
The binder that holds the whole house together.
Cement reacts with water to bind sand and stone into concrete and mortar. The right type for each stage matters more than the brand name on the bag.
The basics
- Sold in 50 kg bags. OPC comes in grades 33, 43 and 53 — the number is its strength in MPa at 28 days.
- PPC blends in fly ash. It gains strength slower but is more durable and generates less heat, which makes it better for plaster and brickwork.
- PSC uses blast-furnace slag and is excellent for foundations, coastal sites and sulphate-rich soil.
- The manufacturing week is printed on every bag. Use within 90 days for full strength.

Quality checks before you accept delivery
- Bag date under 3 months old. Older cement can lose 10–20% of its strength.
- Press the bag: it should feel smooth and powdery, with no lumps.
- Rub a pinch between your fingers — smooth, not gritty. A handful dropped in water should sink.
- Look for the ISI mark and IS code on every bag.
- Store on wooden planks 15 cm above the floor, away from walls, no more than 10 bags high.
- Weigh a few bags — each should be 50 kg.
- Bags should be machine-stitched and untampered, with batch number and MRP printed.
- Buy from authorised dealers and ask for an invoice showing brand and grade.
Pro tips
- Avoid OPC 53 for plaster; its fast heat release causes shrinkage cracks. PPC plasters better.
- Curing matters more than grade. Keep RCC wet for at least 7 days with OPC and 10–14 days with PPC.
- M20 is the minimum concrete grade for residential RCC under IS 456. Specify M25 for coastal or multi-storey work.
- Keep the water–cement ratio at 0.45–0.50. Extra water added on site for workability weakens concrete — use a plasticiser instead.
- Nominal M20 (1:1.5:3): each bag needs roughly 1.8 cft sand and 3.7 cft aggregate.
- Buy only what you'll use in 3–4 weeks, especially during monsoon.
- Machine-mix concrete for at least 2 minutes; hand-mixed concrete is weaker and less uniform.
- Place concrete within about 30 minutes of mixing.
Mistakes to avoid
- Mixing concrete on bare soil, which soaks up water and cement.
- Adding water to concrete that has started to set.
- Stacking bags on the floor or against damp walls.
- Using cement that got wet, even if the bag looks fine outside.
- Loose or refilled bags from unknown sellers.
Where you can save
- Buy truckloads (200+ bags) directly from a stockist — the per-bag rate drops noticeably.
- Use PPC for masonry and plaster; it's usually cheaper than OPC and performs better there.
How much you need
About 0.4 bag per sq ft of built-up area for an RCC-framed house.
